This position will work remotely from the Philippines the during standard <b>US Pacific Time business hours.</b><br><br><b><u>RESPONSIBILITIES</u></b></span></span><br> <ul><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Serve as the primary point of contact for tenant service requests and inquiries.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Assist in establishing and maintaining positive relationships with tenants, ensuring timely follow-up on concerns and compliance with lease requirements.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Coordinate with local vendors for repairs, maintenance, inspections, and compliance documentation.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Assist in onboarding and managing vendor relationships, including scheduling and performance tracking.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Troubleshoot property-level issues, identify areas for improvement, and provide actionable recommendations.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Track and manage lease expirations, renewals, rent escalations, and other critical dates.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Monitor rent collections and escalate delinquencies to accounting or legal as needed.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Maintain organized digital records of lease documents, vendor contracts, COIs, and compliance records.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Assist in preparing annual property budgets and monitor expenses to ensure adherence.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Assist in calculating CAM charges and support reconciliation and collection processes.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Review and code operating expenses per company policies.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Generate reports including occupancy updates, lease tracking summaries, work order logs, and variance analyses.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Support capital project tracking and vendor follow-up.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Submit timely updates and participate in recurring internal property status meetings.</span></span></li></ul><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;"><b><u>QUALIFICATIONS</u></b></span></span><br> <ul><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Graduated cum laude or better from university is preferred.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">At least 3-5 years’ property management experience.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Prior experience working for a commercial real estate company is required.</span></span></li><li><span style="font-size:16px;"><span style="font-family:'Times New Roman', Times, serif;">Solid organizational skills, including the ability to prioritize and
